A basic outline follows below.


Declaration of Restrictions and Protective Covenants, which establishes the rights and obligations of homeowners, provides a system that will generate the funds to maintain appropriate community property, provides guidance for the expenditure of those funds, and governs other matters affecting the community or applicable portions of it.

The Articles of Incorporation, which are filed with the State of Florida to establish the existence of the various appropriate association corporate entities. The Articles specify, among other things, the founders, purposes, powers, membership procedures, initial officers and directors, and duration of each association.

The By-Laws, which outline the operating rules and procedures for the Association and its Officers and Directors, establishes the voting rights of the members and generally serves as the Association’s operational guide.

Rules and Regulations, which supplement the other documents by providing specific guidelines, in many cases affecting day-to-day activities within the community. There are referenced as "Schedule A" for your particular association.

Some of the more important (but certainly not all) rules, covenants and restrictions in the various Homeowners’ Documents are as follows. “Properties” is defined in the documents as both the individual residential lot(s) and all association common areas.

Architectural Control. All exterior changes, additions or alterations to the exterior of your home must be submitted for written approval from the Association’s Board of Directors and/or Architectural Control Board/Committee prior to the commencement of the improvement. Land Use and Building Type. Homes shall be used for residential purposes only.

Nuisances. No noxious, offensive or unlawful activity shall be carried on upon the Properties, nor shall anything be done thereon which may be or may become an annoyance or nuisance to other residents.

Parking. Resident parking is not allowed on residential streets. No commercial truck or commercial vehicle, campers, mobile homes, motor homes, trailers, recreational vehicles, boats, boat trailers, horse trailers or commercial vans, shall be permitted to be parked or to be stored at any place on the Properties.

Signs. No sign of any kind shall be displayed to the public view on the Properties.

Pets. No more than two (2) household pets may be kept upon each lot, provided they do not become a nuisance or annoyance to any neighbor. No dogs or other pets shall be permitted to leave excretions on any individual lot or Common Areas wns. No pet shall be permitted outside of its Owner’s Unit unless attended to and controlled by an adult and on a leash of reasonable length.

Exterior Appearances and Landscaping. The Owner shall maintain the structures and grounds on his Lot and his Limited Common areas at all times in a neat and attractive manner.

Garbage and Trash Disposal. Household trash pick-up is Monday and Thursday. (See enclosed schedule) Trash containers may not be placed out for collection sooner than twenty four (24) hours prior to the scheduled collection and must be removed within twelve (12) hours after collection. At all other times, trash containers shall be stored out of sigh of your neighbors.

Fences. Fences, walls or other structures may not be erected without the prior approval of Architectural Control Board/Committee.

No Drying. No clothing, laundry or wash shall be aired or dried on any portion of the Properties.

Leases. Only an entire Lot and Unit may be rented. No partial tenancies are allowed. Also, no lease shall be approved for a term of less than one (1) year. Owners wishing to lease their Units shall be required to place in escrow with their individual association the sum of $1,000.00.
