Homeowner Associations...

"WELCOME TO ORANGE TREE"
Orange Tree is a master-planned community designed to provide neighborhood living in an architecturally controlled and aesthetically pleasing environment. It is a combination of both individually-owned homes and commonly-owned property, including community-owned and operated recreational facilities.
As a resident, you have a substantial vested interest here, not only in your home, but also in Orange Tree as a community. The reputation of Orange Tree, as well as the future Real Estate value of your home, will depend on the ongoing care and upkeep that is given.

The Homeowner Associations

The Orange Tree community is governed by the Orange Tree Master Maintenance Association, Inc. (the “overall association”) and by three sub-associations that were created to govern specific types of homes:

Orange Tree Estate Homes Maintenance Association, Inc.
Orange Tree Golf Villas Maintenance Association, Inc
St. Ives at Orange Tree Maintenance Association, Inc.

These associations are Florida not-for-profit corporations. By virtue of the purchase of your home, you are automatically a member of the Master Association as well as a member of one of the associations for your specific type of home. You have the right to vote in certain matters coming before your association when you pay your maintenance assessments and abide by the various provisions of the Homeowners' Documents described in the next section.
Each of the four associations has six principal objectives:

1. To provide continued, satisfactory maintenance services to the common areas and facilities under its jurisdiction,
2. To establish and implement sound financial policies,
3. To establish and enforce community rules and regulations,
4. To preserve the architectural integrity and standards of the original design of the community,
5. To provide an effective mechanism for people who live in close proximity to one another and who have diverse interests, backgrounds, and lifestyles to share common facilities in a manner that is most convenient and respectful of personal rights,
6. To provide an environment where social contacts among neighbors may develop.

The associations' ability to meet these objectives is the responsibility of the members, and should be reviewed periodically.
It is essential that each association be administered professionally and objectively as a business operation, and that it is conscious of its legal and financial responsibilities. An annual budget for each association is established by the individual Boards, and is evaluated regularly to assure the quality and cost-effectiveness of its implementation.
Each association holds a monthly Board of Directors meeting. The residents of the association are invited and encouraged to attend. Notice of the regularly scheduled meetings are posted at the Recreation Center, in our newsletter, on our website, and on the Orange Tree Community Channel (channel 98 on cable, or channel 701 on digital cable).

Board Meetings

You are invited and encouraged to attend the Associations monthly Board meetings. The following is the schedule for the regularly scheduled meetings:

Estate Homes: Second Wednesday of the month
Master Board: Third Wednesday of the month
St. Ives: Third Tuesday of the month
Golf Villas: Second Tuesday of the month

Any changes to the above schedule will be posted on the bulletin board in the Recreation Center and also on the Community channel (Channel 98 on regular cable, or channel 701 on digital cable).
The Estate Homes Architectural Review Board meets on the second and fourth Tuesday of the month.
